Herzliya Marina, one of the quieter complexes in Israel, is preparing to welcome a new luxury hotel that will strengthen its status as a tourist destination. The Tel Aviv District Planning and Building Committee has given final approval to the plan to build a hotel with 365 rooms and suites in the heart of the marina — a move expected to boost coastal tourism and contribute to the ongoing development of the public space in the area.
The planned hotel will include advanced, high-level facilities: A conference center, a restaurant open to the public, a spa, and swimming pools. The plan covers a large area of about 11 dunams and includes open public spaces and an urban plaza adjacent to the waterfront and water sports centers.
The plan includes the construction of two towers, 7 and 11 floors high, above a 2.5-story base. The heights were designed in coordination with the nearby Oceana Hotel and Ritz-Carlton Hotel, aiming to maintain architectural harmony in the area.
The project significantly increases building rights from 10,000 sqm to 51,000 sqm, enabling the creation of a comprehensive and innovative hotel complex.
Active Public Space and Environmental Considerations
The design promotes the creation of an active public space with wide promenades and a stepped urban plaza in an amphitheater style. The plan includes active commercial frontages and preserves open views toward Tel Michal — a unique nature and archaeological site that is part of the area's cultural landscape.
At the same time, special emphasis was placed on climate and environmental stability considerations: The plan takes into account the expected rise in sea level, including green roofs and means to generate renewable energy — reflecting an advanced approach to green and sustainable construction.
Erez Ben Eliezer, architect and Tel Aviv district planner at the Planning Administration, sees the project as an important opportunity: "Promoting hotel plans on the first line to the sea is a commendable and important step in the long-term perspective and in normal times. This is a significant plan to strengthen the marina area for tourism and commerce needs, while setting binding regulations for buildings with architectural quality."
The hotel is expected to contribute to the continued development of the marina as a leading tourist and business center, and to strengthen Herzliya’s position as a preferred destination for Israeli and international tourists.
The project is promoted by the Hajaj Group, an experienced and established company in real estate and development in Israel, and designed by the Rani Ziss Architects firm, known for high-quality and complex projects.
