A significant and extensive urban renewal project by Almog Group in Jaffa is moving to the execution stage.
Last week, the Tel Aviv-Jaffa Local Committee for Planning and Construction approved the company's request for a building permit for a project located in the area between Kehillat Canada Street and Jerusalem Boulevard in the Jaffa D neighborhood along the Rokach Light Rail axis. This is the largest project within the framework of urban renewal in Jaffa currently at an advanced stage and the first to be promoted in the Jaffa D neighborhood.

As part of the project, designed by Bar Orian Architects and Zippor Architects, 8 old railway buildings comprising 208 old apartments will be demolished and replaced by 12 buildings of 9 to 29 stories containing 800 housing units. The project includes a diverse and unique apartment mix, with 2, 2.5, and 3-room apartments suitable for young people, singles, couples, and investors, alongside larger apartments of 4 and 5 rooms, mini-penthouses, and penthouses suitable for families.

The plan for the complex also includes the construction of public buildings totaling approximately 1,000 sq.m. intended for kindergarten classrooms, an additional 1,600 sq.m. of commercial space along Jerusalem Boulevard, and open public spaces (SHTAFIM) spanning approximately  0.67 hectares for the benefit of project residents and neighborhood inhabitants. In total, the project will cover about 2.6 hectares.

At the heart of the project, between the two rows of buildings, a central boulevard (linear park) is planned, inspired by the city’s famous boulevards such as Rothschild, Ben Gurion, and Nordau. The environmental development of the project is managed by Tema Company, which previously designed the environmental development of Habima Square, the Sarona Complex, and other iconic Tel Aviv projects.

The company stated that it is preparing to launch marketing later this year and that the expected average price for the project will be around  NIS 42,000 per square meter.
