Carasso has sold one-third of the apartment inventory in the "Carasso Nia" project in Jerusalem (95 signed contracts).

The project, which began marketing at the end of 2024, offers 309 apartments for sale, of which one-third were sold in less than a year - a notable success in the challenging Jerusalem market, with a significant portion of buyers being Anglo-Saxon residents of Israel and Jews from North America.

Against the backdrop of reports about a slowdown in the housing market and in the sale of new apartments in Jerusalem, as reflected in the latest CBS data showing a 33.3% decrease in the sale of new apartments in the capital during the May–July quarter compared to the previous quarter, Carasso’s "Carasso Nia" project on Beit Lehem Road in Jerusalem achieves an impressive result: one-third of the apartments offered for sale have already been sold.

Among the recent transactions at "Carasso Nia":

  • A 5-room apartment, 134 sqm + 25 sqm terraces, sold for 5.25 million NIS – approx. 39,000 NIS/sqm.
  • A 4-room apartment, 111 sqm + 24 sqm terraces, sold for 4.38 million NIS – approx. 39,500 NIS/sqm.
  • A 3-room apartment, 73 sqm + 17 sqm terrace, sold for 3 million NIS – approx. 41,000 NIS/sqm.

Carasso notes that a high percentage of buyers in the project are Anglo-Saxon residents of Israel and Jews from North America who recognized its advantages - the central location, proximity to the Baka and Arnona neighborhoods and the active Anglo-Saxon communities there, alongside the economic potential arising from the expected trend of rising prices in the area. According to Yaron Tzubari, Deputy CEO and Head of the Residential Division at Carasso: "The sales success in the 'Carasso Nia' project, especially against the backdrop of the slowdown in Jerusalem's housing market, indicates the uniqueness of the project, expressed in its excellent location, potential for future value appreciation, design quality, and integrated concept that surrounds buyers and offers a residential experience with everything needed close to home. "Carasso Nia" is a flagship project of the company in the renewing Talpiot neighborhood, in which 437 new housing units will be built in four buildings: a 33-story tower, and three buildings of 14 and 15 stories, replacing 128 older apartments. In addition, the project includes approximately 2,000 sqm of commercial and public space, as well as a rooftop of about 400 sqm overlooking a panoramic view of Jerusalem, located on the commercial building's roof and serving its residents, along with an internal park for residents’ benefit with playgrounds, sports facilities, a gym, and more.

The strategic location of the project on Beit Lehem Road provides quick access to shopping centers in the renewing Talpiot, Baka, the German Colony, and the First Station complex, as well as close proximity to two light rail stations on the Blue and Purple lines, quick access to the Old City and downtown, and main traffic routes such as Hebron Road and Begin Highway.
