The Malabar Residence residential tower by developers Tzachi Hajaj and Rotem Rozen won the Archaizers Vision Awards 2025, one of the most prominent competitions in the world of architecture, in the Vertical Living category. The award places the 33-story tower at the corner of 57th Street and Park Avenue at the forefront of international discussions on high-rise living and advanced urban design.
Hajaj and his partners purchased the plot six years ago for more than $100 million. The average price per square meter in the project is about $32,000, and total sales have exceeded NIS 1.6 billion. Construction is in its final stages, and occupancy is expected at the beginning of 2026.
The project, located south of Central Park along the "Billionaires' Row," was designed by the ODA architectural firm and redefines the vertical living experience in New York: a unique pixelated façade of exposed architectural concrete, achieved through a complex construction method, and building rankings that allow balconies to be attached to most apartments. Entry is through a dramatic copper-mirrored gate into a spacious six-level lobby overlooking a green internal courtyard.
The building includes 145 apartments alongside approximately 4,000 square meters of leisure and dedicated services for residents: two luxurious lounges, paddle and tennis courts, a swimming pool, spa and treatment rooms, saunas, children’s playrooms, a state-of-the-art gym, and a rooftop with Manhattan views. ODA, recognized worldwide in the field, was recently also selected to design the luxury FIRST project by Hajaj Group at Sde Dov.
